Rate the importance of features that you would like in a home. Make a wish list and put your “must haves” at the top of the list. Some items to consider:

  • Proximity to retail/restaurants
  • Neighborhood amenities

Features:

  • Preferred style (condo, townhouse, duplex, single family)
  • Number of bedrooms and bathroom

WHAT IS A BUYER’S AGENT & WHY WOULD I NEED ONE?

A buyer’s agent is a realtor who exclusively represents and works for the buyer in the purchasing of a home.  They are your advocate in negotiating the right price for the buyer and structuring the transaction to the buyer’s advantage.  You will be asked to sign a buyer representation agreement where you will agree to work exclusively with that real estate agent for a specified amount of time.  If you do not sign a buyer’s agency agreement, anything you tell a realtor can be relayed back to the seller!

It doesn’t cost you anything to have a buyer’s agent working for you.  Sellers pay a pre-negotiated real estate commission, whether you are represented or not.  If you don’t have a buyer’s agent, the entire commission goes to the sellers agent’s company.


CHOOSING A REALTOR.

You will want to consider several factors when interviewing agents. Here are a few questions to ask:

  • How long have you been in the real estate business?
  • How do you approach your work?
  • How many homes have you sold in the past year and what was the average time on market?
  • Do you have an assistant or marketing professionals working with you?
  • What is your marketing plan for my home?
  • How will you keep me informed during the selling process?
  • Consider how comfortable the agent makes you feel, will you be comfortable representing you?

Neighborhood Expert

We attend brokers opens and keep tabs on new homes coming on the market.  This keeps us up-to-date with the current inventory of homes.  We can also give you advice on homes that don’t live up to their advertising, saving you from viewing homes that don’t meet your criteria.


THE SEARCH BEGINS…

Initial Consultation

Once you have selected a buyer’s agent it’s time to start looking at houses.  We will meet to discuss a few things such as your preferences in home features, styles and your time frame for moving.  If you haven’t already met with a mortgage lender, we can refer you to lenders in the area who may be of help.

Multiple Listing Service

We can show you any property listed through the Multiple Listing Service (MLS).  We can do a preliminary evaluation of these home by their descriptions, photos and virtual tours.  You can drive by the homes to assess if there is further interest in seeing the property. We can sign you up to receive our email alert whenever a new home comes on the market that matches your criteria so we can evaluate it immediately.
